Welcome to the tenth issue of The Village Voice, your community news and guidelines resource. Please read all sections. This is info you need to know!

 

 

The exterminator will apply Gel Bait in Buildings 303, 304, and 305 on December 11th. There is no need to remove pets since Gel Bait is practically non-toxic to humans and pets. Anyone currently having a problem in any other building is urged contact the office to be added to the list.
If you want your unit sprayed in addition to the gel, please let us know, remove items from your cabinets before December 11th, and remove pets from your unit on the 11th.

Life In The Village

 

Did You Know?

Evicted tenants are not allowed back on property...

 

Crossroads Village property is for the sole use of the residents, members of their households, their lawfully invited guests, and other persons who have legitimate business on the property. In an effort to protect the health, safety and welfare of its residents, persons upon said premises, other than named above, shall be regarded as trespassers and shall be prosecuted as allowed by law. To be perfectly clear, anyone who falls into one of the categories below is trespassing if they come onto the property.

 

1. Anyone who has been evicted
2. Anyone who has been asked to leave on their own without formal eviction through the courts.
3. Anyone whose lease expired and management gave notice that their lease would not be renewed.
4. Anyone who is not a resident and has never been a resident, but has been banned from the property.

 

Anyone that falls into one of the above categories is not a "lawfully invited guest". By inviting and/or allowing anyone who falls into one of the above categories to come on property, you are endangering continued residency for yourself.


A Few Causes For Eviction...

 

1. Not paying rent
2. Repeatedly paying rent late month after month (habitual lateness)
3. Disorderly conduct that disturbs other tenants
4. Vandalism, damage or destruction of Crossroads Village property
5. Violation of the lease agreement
6. Violation of public housing lease agreement
7. Violation of Crossroads Village rules and regulations
8. Conviction of a drug offense
9. Conviction of assaulting, attacking, or threatening the landlord
10. Threatenting the landlord
11. Engaging in or being involved in drug activity on the premises
12. Possession of drugs and/or drug paraphernalia on the premises
13. Conviction of theft offense
14. Allowing unauthorized occupants to live in your apartment
15. Allowing visits by persons previously evicted
16. Allowing visits by anyone banned from the property

 

All Vehicles MUST Display A Parking Permit

 

All tenant's vehicles must be registered with the office and must display a Crossroads Village Parking Permit. If you still have not put your permit on your vehicle, do so now. If you have lost the permit, another may be obtained from the office for $5.

 

If you are a new tenant and I forgot to give you one, please stop by the office to fill out a Vehicle Registration sheet and pick up your permit. There is no charge for the first permit, but if you do not put it on the vehicle and lose it, there is a $5 replacement fee.

Choose your own neighbors! Help keep Crossroads Village a safe place to live, and do yourself a favor, by referring responsible friends. When your friend passes the background check and signs a 12-month lease, you will receive an appreciation gift of $250 in their second full month of residency! Do it twice and your second bonus is $300! Do it 3 times between now and Christmas and your third bonus will be $350 That's a total of $900 for referring 3 qualified families! Your gift may be claimed in cash or applied to your rent...your choice.

 

Ask your friend to list your name as their referrer anywhere on the application. The bonus cannot be awarded unless we know BEFORE the new tenant moves in.

 

 


Focus On Safety

 

Christmas Tree Tips from the National Safety Council

 

For many people, decorating the Christmas tree is a favorite part of the holiday. The National Safety Council offers some safety tips to make sure a mishap doesn't spoil your holiday season.

 

Christmas Trees
A real tree can add to the spirit of Christmas by filling your home with beauty and the scent of pine. But a real tree can also pose a fire hazard. Each year, more than 400 residential fires involve Christmas trees and tragically nearly 40 deaths and 100 injuries result from those fires.

 

* Try to select a fresh tree by looking for one that is green. The needles of pines and spruces should bend and not break and should be hard to pull off the branches. On fir species, a needle pulled from a fresh tree will snap when bent, much like a fresh carrot. Also, look for a trunk sticky with sap.

 

* Cut off about two inches of the trunk and put the tree in a sturdy, water-holding stand. Keep the stand filled with water so the tree does not dry out quickly.

 

* Stand your tree away from fireplaces, radiators and other heat sources. Make sure the tree does not block foot traffic or doorways.

 

* If you use an artificial tree, choose one that tested and labeled as fire resistant. Artificial trees with built-in electrical systems should have the Underwriters Laboratory (UL) label.

 

Tree lights
* Only use indoor lights indoors (and outdoor lights only outdoors). Look for the UL label. Check lights for broken or cracked sockets, frayed or bare wires, or loose connections. Replace or repair any damaged light sets.

 

* Also, use no more than three light sets on any one extension cord. Extension cords should be placed against the wall to avoid tripping hazards, but do not run cords under rugs.

 

* Turn off all lights on trees and decorations when you go to bed or leave the house.

 

Tree ornaments
* Always use the proper step stool or ladder to reach high places. Read labels before you use materials that come in jars, cans and spray cans. Never place lighted candles on a tree or near any flammable materials.

 

* Avoid placing breakable tree ornaments or ones with small, detachable parts on lower branches where small children or pets can reach them.

 

* Do not hang popcorn chains and candy canes on the tree when small children are present. They may think that other tree ornaments are also edible.

 

 


Inside The Village

 

 

  Mid-America Crime Free Inspections

 

Unfortunately, our Crime Free officers were so busy keeping Liberty safe last month that final inspections were again delayed.  These have been rescheduled for December 26-29.  As before, officers must schedule the inspections around other activities, so we will not know ahead of time which day(s) the inspections will be conducted, or which apartments they will inspect. However, we do know that they will be done late in the afternoon. If your apartment is randomly chosen for inspection, you MUST allow the officers to do so...no exceptions.

Crossroads Village owners and employees are committed to working with local police and Crime Free Multi-Housing Coordinators in order to keep our community as safe and crime free as possible. If your apartment is chosen as one of those to be inspected, please let the officers know they are appreciated.

 

As always, immediately report all suspicious persons, vehicles, and/or activity to the Liberty police.

 


Just A Reminder...

 

Has Your Maintenance Request Been Completed?

 

Just so you know...if your maintenance request has not been completed in a timely manner, please contact the office. I sometimes receive requests when out on property, and might forget before returning to the office to make a work order. I only have about 16,497,254 things to remember and/or deal with each day (yeah...I counted), so it is very possible I might forget before walking back across the parking lot. Delayed requests are most often the result of emergency requests taking priority, but if requests have not been completed within 2-3 days, please contact us again.

 

All requests MUST come through the office. Please do not interrupt Daniel to take a look at something. He CANNOT do any maintenance unless first told by management to do so. Interrupting him will only delay your request.

 

Please report all water leaks, dripping faucets, toilets that run continuously, etc., as soon as you notice the problem, no matter how small. Delaying will only cause a bigger problem.

 

Storage Room Keys Must Be Returned Promptly!

 

When borrowing the storage room key for your building, please return it the same day unless prior arrangements are made with the manager. The key can be checked out during office hours only, so plan ahead. Again...if you need to make several trips to the storage room, lock the door each time you leave. Leaving the door unlocked and the storage room unattended even temporarily will result in the loss of storage area privileges. And please...do not at any time take the key off property.

 

Some have asked why we don't issue a key to each resident. Simple...this is a shared area, and we must keep track of who had the key last to deter anyone from being tempted to cut the lock on someone else's storage bin.

 

Pssst...having your own key made to keep will be a waste of money. We are periodically changing out the locks, and will eventually convert to locks with keys that cannot be duplicated.

 

When is rent due?

 

Rent is due on the 1st of each month, and late charges begin on the 4th day of each month, at which time a Late Notice is issued, and late charges will continue to be added daily in accordance with your lease until the full balance is paid. Management is not authorized to waive ANY late charges, so please do not ask. If rent has not been paid by the 10th of the month, and arrangements to pay have not been made, a 3-Day Notice to Pay Rent or Quit will be issued.

 

IMPORTANT: Do not ignore a 3-Day Notice to Pay Rent or Quit! Unless paid, or acceptable arrangements to pay are made within these 3 days, this will result in all daily late charges at the full rate stated in your lease being charged, along with attorney fees, court filing fees, and writ fees. This can add up to a significant amount in addition to the amount of rent owed.
